The building regulations apply to most building work, therefore, it is important to know when approval is required.

The responsibility for checking the Building Regulations have been met falls to Building Control Bodies (BCBs) - either from an Approved Inspector or the relevant Local Authority. The person carrying out the work has the choice of where to get approval for the building work.

How to get approval depends on whether an Approved Inspector or Local Authority Building Control is being used.

Ryan Property Consultants Ltd is a private Approved Inspector.  We are approved by the Construction Industry Council (CIC), a Government approved body to ensure our continuing excellence in the field of Building Control.  We are re-assessed and sanctioned to practice every 5 years if we continue to maintain our professional standards of service.  We have the requisite professional experience and evidence of the required insurance cover.
 
We offer Building Regulations Approval for all domestic and commercial projects. We can also approve new dwellings provided clients obtain a linked warranty with an approved provider. 
 
NB: No Structural Design will be undertaken by Ryan Property Consultants  when administering the Building Regulations as an Approved Inspector  as this would constitute a conflict of interest.

Ryan Property Consultants delivers marked-up drawings of the proposed design confirming our preliminary advice.
 
Development of Design
We work together with our clients to develop optimum compliant designs, greatly increasing certainty for construction programme including cost planning.
 
Compliance Report and Drawings
Ryan Property Consultants is responsible for all aspects of the statutory submission including preparation of full AutoCAD drawings in-house and publication of documentation (electronic format) to design team.
 
Negotiation with Local Fire Authority
Our good working relationship with Local Fire Authorities allows us to take responsibility for all negotiations, meetings and further submissions as required to obtain approval within our fixed fee.
 
We would most certainly recommend that on all commercial or any complex designs and certainly if there is any departure from the prescriptive approach, that a full and detailed Fire Engineering Solution be adopted. In our experience, this is more likely to guarantee a successful outcome on plan design.
